Tony Di Giosia, Designer

Tony Di Giosia (pronounced "deejo-seeyuh") is a native Texan with over 30 years of residential and light commercial real estate experience. His clients appreciate his ability to listen to their needs and develop buildable plans that bring their vision to life.  Whether an addition or remodel, ADU, investment property, vacation or forever home, Tony has extensive experience in catering to clients' needs for projects small and large from central Texas to East Tennessee.

THE PROCESS

Step 1: Inquiry - Pre-Proposal
During the initial, no-cost consultation, we'll get to know each other a little, and I'll ask general questions and take notes about your project goals and how we may be of help.   Based upon that conversation I'll provide a proposal with an outline of the scope, details of the services to be provided, and fee for your consideration. 

Step 2: Programming - Schematic Design (SD)
We'll schedule a kick-off meeting to go over in detail the vision you have for your new home, including requirements, must have vs. nice-to-have, style, spatial relationships, orientation, lot requirements (site plan, topography, HOA), and things that may have not been considered. This information will be used to generate a preliminary floor plan and, with sufficient input, a 3D model for review and feedback.

Step 3: Design Development (DD)
Upon approval of the overall design, this phase will add dimensions, electrical layout and sections and fine tune architectural elements and details. Coordination with the builder, engineer or other specialists to fine tune details may also be done at this time. Enhanced 3D perspectives, models or video may be developed to clarify the specific design.

Step 4: Construction Documents
Upon complete approval of the design, construction details and additional information will be added to help the builder and trades provide estimates, obtain permits and construct the plan as anticipated.  I'll be available throughout the estimating, pre-construction and construction to answer questions from the builders or trades.
